Self-build and custom-build homes

​What is a self-build home?

A self-build home allows the future resident(s) to organise the home's design and construction. This could involve independently employing an architect and builder.

What is a custom-build home?

Custom-build homes are generally those where an individual or group of individuals works with a specialist developer to help deliver homes. The developer may identify a plot of land, manage construction and provide financial assistance.

Register your details

We have set up a register for people who are interested in the self-build or custom-build houses in Lewisham, in line with our duties according ot the Self-build and Custom Housebuilding Act 2015 and the Self-build and Custom Housebuilding (Register) Regulations 2016.

This register will form part of the Council's evidence base and help us understand the level of demand for self-build and custom-build houses, thereby assisting in the preparation and implementation of planning policies and regeneration schemes.

Please note that registration does not guarantee that a suitable plot will be identified and become available. Subsequent applications for self-build and custom-build projects will require planning permission and will be assessed on their individual merits in line with the development plan.

If you would like to register your details (as an individual or group) for a self-build or custom-build plot, you must:

  • be aged 18 or over
  • be a British, European Economic Area (EEA) or Swiss Citizen
  • demonstrate that the property will be your main residence
