Local Development Framework - Strategic Housing Land Availability Assessment
Lewisham Council is undertaking a Strategic Housing Land Availability Assessment (SHLAA) at the local level. The SHLAA is one of several studies already underway to inform Lewisham’s Local Development Framework (LDF).
The primary role of the SHLAA is to identify as many sites as possible with the potential for housing development, and estimate when they are likely to be developed, in order to assess how Lewisham can meet its housing requirements for a minimum 10 year period (1 April 2007 to 31 March 2017). The study area will comprise the extent of the London Borough of Lewisham.
We have prepared a draft methodology for the SHLAA which details the process and key tasks, and outlines how potential sites for housing development can be identified. We would like you to read this document, provide feedback on the methodology and tell us whether you think anything needs to be added. You can also suggest sites (having read the methodology) that you think should be considered by Lewisham Council for their availability for housing over the next 15 years. Although the SHLAA is an important evidence source to inform plan-making, it does not, in itself, determine whether a site should be allocated for housing development. Each site will be assessed and considered in terms of its location, the potential impact of development on neighbours and its setting, accessibility to public transport and services, existing policy constraints, and the impact development would have on local infrastructure. The appraisal will also have to take into account the likelihood of a site coming forward for development.
The closing date for comments and site identification is 28th March 2008. Comments and recommendations received during this period will be considered and incorporated where appropriate, in the final document. Once we sort through the information we will hold a meeting with key stakeholders and property owners to discuss preliminary results and seek further feedback.
