An application for planning permission for the mixed use redevelopment of the Lewisham Gateway site was recently submitted on behalf of Lewisham Gateway Developments. Lewisham Gateway Developments is a joint venture between Amec Developments Limited and Taylor Woodrow Developments Limited.
The proposal seeks to optimise the potential of the Lewisham Gateway site, a prominent site of strategic importance that lies within the designated town centre.
It is accessible by public transport, walking and cycling and is in close proximity to shops, employment and other town centre services.
However the site is currently under-utilised. It is dominated by the roundabout and road layout, and provides poor linkages between the public transport interchange, the Riverdale Shopping Centre and main retail centre.
Part of this key town centre site is also occupied by a parking area for buses. It has been proposed that these facilities are relocated to Thurston Road, to aid the redevelopment of the main site.
A key objective of the proposal is to provide a good quality development that regenerates the Lewisham Gateway site.
Furthermore, it seeks to raise the profile of Lewisham by accelerating social, economic and environmental improvements in Lewisham Town Centre and its surrounds.
Summary of the planning application
The application is for the comprehensive mixed use redevelopment of the site for up to 100,000m². It is comprised of retail, offices, hotel, residential, education, health and leisure premises, parking and associated infrastructure, open space and water features.
Details are as follows:
- up to 12,000m² shops and professional services
- up to 4,000m² restaurants, cafés and drinking establishments
- up to 1,000m² hot food takeaways
- up to 8,000m² offices
- up to 3,000m² hotel
- up to 57,000m² residential
- up to 10,000m² education/health premises
- up to 5,000m² leisure premises
- provision of up to 500 car parking spaces
- the revised road alignment of (part of) Lewisham High Street, Rennell Street, Molesworth Street and Loampit Vale.

Public meetings
On 17 October 2006 a public meeting was held to discuss the Lewisham Gateway planning application. All residents who made representations on the planning application were invited to attend the meeting along with local ward councillors.
